Sherman Gardens Redevelopment

Sherman Garden is an affordable elderly development in a residential Belmont neighborhood surrounded by single family homes owned by the Belmont Housing Authority and assisted by their development partner, Cambridge Housing Authority.
Built in 1971 on an approximately 1.85-acre site, the current Sherman Gardens site includes one stand-alone community center, and 80 one-bedroom units spread across six two-story, walk-up buildings. After BH+A conducted a feasibility Study on the development, BHA decided to redevelop the site. The decision was made to demolish five of the six existing buildings and replace them with an approximately 125-unit mid-rise elevator building for seniors and persons with disabilities, with all units being affordable (Phase 1). BHA and CHA propose to redevelop the last existing building as 10-20 units of affordable housing for families, either through gut renovation or demolition combined with new construction (Phase 2). The estimated construction cost is $57M for Phase 1 and $6.5M for Phase 2, for a total construction cost estimate of $64M.
